the Situation

A commercial real estate package was to be purchased, not by a single company but by a joint venture.

the task

The joint venture had to be structured in such a way that a credit institution would be able to obtain additional collateral from the joint venture in addition to the usual collateral contained for such a package. A whole loan concept was required with 10% equity available.

the result

First a special purpose vehicle (SPV) set up with the involvement of JCC, acquired the target package directly instead of the joint venture. This situation enabled a 15% mezzanine and another 75% senior loan to be put together and the target package funded for 3 years. (Financing total € 138 million)
